Our fee covers preparing and submitting the application. We are not VAT registered, so no VAT is added.

Council fees are separate. Each council sets its own licence fee, which you pay directly to the council.

Mandatory HMO licence application

For properties with 5 or more people from 2 or more households sharing facilities.

Additional HMO licence application

£350

For smaller HMOs in boroughs that run an additional licensing scheme.

Selective licence application

For single-household lets in areas covered by a selective scheme.

Licence renewal or variation

When a licence is ending, or the holder, manager or layout changes.

Floor plan (add-on)

A measured plan showing rooms, sizes, fire doors and alarms, arranged for the application.

Pre-application compliance check (add-on)

We review your certificates and the property against what the application must cover.

Licence Watch

£50 / year

We monitor licensing scheme changes in your borough and remind you before your licence or certificates expire.

A deposit is taken when you instruct us; the balance is due before submission. Extra work outside the quote (for example a second property visit) is agreed with you first.
