What we prepare.
Every job is for a named property and quoted before we start. We prepare applications. We don't grant licences.
Mandatory HMO licence applications
Under national rules, a property let to 5 or more people forming 2 or more households, who share facilities like a kitchen or bathroom, needs a mandatory HMO licence. We prepare the application form, gather and check the supporting documents, and put the pack together for the council.
£400
Additional HMO licence applications
Many London councils also license smaller HMOs (often 3 or 4 sharers) under an additional licensing scheme. Whether a scheme is in force in your area, and what it covers, depends on the borough. We check the current scheme before quoting.
£350
Selective licence applications
Some councils require a licence for ordinary single-household lets in designated areas. We confirm whether your address falls inside a scheme and prepare the application if it does.
£250
Renewals and variations
Licences usually last up to five years. We prepare renewals before they lapse, and variations when the licence holder, manager or layout changes.
£150
Floor plans
Most HMO applications need a plan of the property. We arrange a measured plan showing room sizes, fire doors, alarms and escape routes.
£125
Pre-application compliance check
Before anything goes in, we review your certificates and the property against what the application must cover, and tell you about gaps we can see. We don't certify the property or issue licences – the council decides.
